EXPECTING THE UNEXPECTED
When a landlord engages The Moore Company, an assignment of rental value is provided together with recommendations on necessary property maintenance and /or advice on how to optimise the appeal of your property.
Landlords are provided with a timetable of marketing, which includes details of when the property will be open for inspection for prospective tenants.
With regard to tenant selection, The Moore Company conducts the most rigorous screening and reference checks to ensure the highest quality candidates. This includes screening all applicants through the following avenues:-
- National Tenancy Database
- Personal references
- Business references
- Employment references
On all inspections, prospective tenants are always accompanied through a landlord's property with a senior manager from The Moore Company.
Prior to leasing a property a thorough and detailed Condition Report is compiled, which includes photographs and if required a videotape is prepared of the property.
The Moore Company handle all property maintenance on behalf of our landlords. Any work that is required is always referred to the landlord before commissioning (unless in extreme or emergency circumstances.) Only quality tradespeople are engaged and The Moore Company supervises all work to ensure a competent delivery.
FINANCIAL REPORTING
Detailed monthly statements are provided which include all original supplier invoices for work that has been commissioned on your behalf eg. Maintenance, repairs, gardening etc.
Unlike many other real estate agents we process our cheques on a daily basis. So, if for example your tenant's rent falls due and is paid on the 5th of every month, your payment and statement are prepared then. You have immediate access to your money. General practice amongst real estate agents is to prepare cheques in one go, either in the middle or at the end of the month. This means you could wait up to three weeks to receive your money.
We also provide a detailed annual management report demonstrating all income and expenses for the financial year for your taxation purposes.
(Our statements and annual management reports are produced in house from our state of the art computer system.)
LOOKING AFTER YOUR PROPERTY
In a twelve month lease situation we guarantee to conduct a thorough inspection of your property at least twice during this period. This overcomes the possibility of any problems or potential problems that the tenant has not thought important enough to notify us about.
When a tenant vacates a property at the end of a lease, the property is fully inspected and an assessment is prepared against the original Condition Report. If any problems are detected we will deal with the tenant to resolve the situation.
Should a situation occur where a dispute arises and the matter needs to be referred to the Victorian Civil and Administrative Tribunal we represent the landlord at any hearing. We are well versed in the Residential Tenancies Act.
Over the past ten years The Moore Company has developed a very successful Property Management Division. As a consequence, we have a significant database of prospective tenants who are in the market at any one time. This, therefore, means that the properties we manage are leased very promptly when they become vacant.
